Remove the land between the A308 and Bray lake, identified as HA 18, in the Local Borough Development Plan, from the Development Allocation and keep its designation as Greenbelt
The site comprises agricultural land to the south of Bray Lake,
bordered by the A308 on the south side.
Bray Lake is a landmark and public amenity enjoyed by the public.
The view from the road is a welcome break from the buildings on
both sides which originate from ribbon development in the 1930s.
This land, the only open space remaining between Braywick
roundabout and Fifield Road, provides an important greenbelt gap
between settlements and is crucial to the semi rural character of
the area.
From time to time the lake floods onto the field. This land is part
of a designated floodplain and building in the floodplain is
advised against by BPC and the NPPF. The area has a high water
table and development in this area will increase the flood risk to
surrounding properties.
The A308 is a narrow road which suffers from heavy transit traffic
and air pollution in the vicinity. Any development here will
substantially impact traffic and resulting air pollution. Removing
it from the Greenbelt deprives the public of all the benefits of
the Greenbelt for no purpose
